How many lots will be in the sub-division?
500 +lots.
Is the land already sub-divided/registered?
Stage 1 to Stage 4 is registered. Development applications are in place for the remaining stages. You can find the construction progress on our website for your lot once it available.
Does the estate have NBN access?
Yes
Does the estate have Gas access?
Yes
How wide are the roads?
Road width ranges from 7.5m -12m depending on the location of your land. Please confirm this with the sales team.
Are there street names and number for all lots?
The registered stages have street names and numbers. Once land title is registered, you will find your address on the DP.
Are there Is this area subject to flooding?
This subdivision had been designed in accordance with Council’s flood mitigation requirements.
Is this area subject to bushfires?
Yes, there are lots that will require additional construction requirements. This is standard for most new homes in the Illawarra. Please ask the sales team for the specific rating for your desired lot.
What was the last use of the land?
Farmland and cow pasture paddocks.

The land is zoned E2.
Can I re-subdivide or build a duplex?
Subject to council approvals.
Can I use land for commercial purposes? (Doctors, Childcare?)
This is a general use residential zoning. Alternative uses would not be supported for development. Permissible uses with consent include:

About the buildings
Can I go through Complying Development Code (CDC)?
No. All home designs must go through Council for approval.
Are there design guidelines?
Yes. Purchasers must comply with Council DCP and the development Design Guidelines. Please ask sales team for the Council summary of their design requirements. You can also find the development Design Guideline on Design Approval page.
Can I build a granny flat?
Yes. Subject to Council approval. We would suggest most of the lot sizes would not meet Council requirements.
Do I have a timeframe to build in?
24 months from your date of land settlement.
What facilities are included?
There are schools, walkable neighbourhood, public open spaces, children’s playgrounds, basketball playground, picnic & BBQ areas and extensive rehabilitated riparian zones. Future town centre and community facilities are also planned.
Do I have to pay Council rates?
Yes. This will cover all costs for garbage, Council parks, libraries and the other range of Council services provided.
Will the development be gated?
No.
Does the estate allow swimming pools?
Yes. As long as they comply with Council requirements.
